ChampionsGate homes are big. Eight, nine or ten bedrooms is normal here. The groups that rent them split the cost, and they look hard at every bedroom photo before they book.
We design and furnish ChampionsGate vacation homes so every bedroom holds up in the listing photos and in the reviews. We've been doing this out of our Kissimmee shop since 2004, and we build the themed rooms and custom pieces ourselves. A full vacation rental design usually runs $15,000 to $60,000, depending on scope.

ChampionsGate at a glance
Guests pick ChampionsGate for the Oasis Club, the golf and the gate. Then they open Airbnb or Vrbo and find dozens of houses with the same pool cage and the same club access. A lot of them are the same Lennar floor plan. When everything else is equal, they book the house where every bedroom looks good, not just the main suite and the game room.
Big groups also review harder. When a dozen or more people share a house, somebody sleeps in the worst room. That's the room that ends up in the review. So we don't start with the room you want to show off. We start with the one that's dragging the listing down.
You can't design a house well until you know who's renting it. In ChampionsGate it's mostly three kinds of groups.
Usually two or three families together. The kids pick the house and the parents compare the bedrooms. The Disney parks are about a 20 to 27 minute drive when traffic's light, so these groups spend real time at the house, in the pool and at the Oasis Club. For them we build bunk rooms that sleep four without feeling packed, use finishes you can wipe down, and make the game room good enough that nobody wants to leave after the parks close.
This one's pretty specific to ChampionsGate. You've got the two Greg Norman courses at the Omni, The International and The National, plus the Country Club course. Adults sharing a house don't want to draw straws for the bunk room. They want king rooms that are close to equal, somewhere by the door to drop clubs and shoes, and a spot to sit down with a drink after the round.
Grandparents and toddlers under one roof. We put a bedroom on the ground floor that's easy for older guests to use. The dining table has to seat everybody at once. If the layout allows, we give the adults a living area away from the kids.
We look at the top homes in your size range before we draw anything. Here's what keeps coming up.
Every room has its own look. In an 8-bedroom house, two rooms that look the same make the whole listing feel like a hotel. Before we order anything, we draw up a room map and give each room its own job and its own look.
The sleep count is honest. If you list 16 guests, there should be 16 real places to sleep. Guests notice a sofa bed being counted as a bedroom, and they say so in reviews.
The first photo stops the scroll. Most ChampionsGate searches show a wall of pool decks. A themed room or a finished game room as the cover photo gives people a reason to click.
It still looks good after a hundred check-ins. Big groups are hard on a house. Performance fabrics, solid wood frames and commercial-grade pieces cost a bit more up front and a lot less in replacements.
The house feels like one home. Themes are great in kids' rooms and game rooms. The main living spaces should still feel calm and put together so the adults are happy too.
The bunk room is usually the kids' favorite photo and the parents' biggest worry. We build bunks in our own shop, so we can fit them to the room instead of forcing a catalog piece into it. That means sturdy frames, rails and ladders that feel safe, a reading light and outlet at every bed, and storage for four kids' worth of stuff. Themes like space, jungle or under-the-sea work well here, and we keep them durable so they don't look tired by next summer.
A lot of ChampionsGate homes have a loft or a garage that can become the room everybody remembers. We plan game rooms for heavy group use: seating for a crowd, a mix of games for different ages, good lighting, and finishes that hold up to bare feet and wet towels coming in from the pool. If you want to convert the garage, check your HOA and community rules first, and we'll plan the room around whatever they allow.
Every home in The Retreat has a private screened pool, so the lanai is in almost every listing. Most of them look the same: a few loungers and a plastic table. We set the lanai up as an outdoor room with real dining for the group, shade, lounge seating and lighting for the evenings. Outdoor fabrics and frames have to handle Florida sun and chlorine, so we pick them for that.
Golf groups and multi-family trips care a lot about bedroom parity. We try to make the king rooms close to equal so no couple feels stuck with the leftover room. That means good mattresses and linens in every room, blackout shades, a place to unpack, and lighting that works at night, not just one ceiling fixture.
When 16 people want breakfast at the same time, the kitchen and dining area have to keep up. We plan seating for the whole group, a coffee setup that doesn't cause a line, and a living room layout with enough seats for everybody to watch a movie together.
Here's an example for an 8-bedroom home. Your house gets its own plan, built around the layout and the groups that actually rent it.
| Room | Plan |
|---|---|
| Suite 1 | Main king suite |
| Suite 2 | Golf clubhouse king |
| Suite 3 | Old Florida coastal king |
| Suite 4 | Ground-floor queen, easy access |
| Room 5 | Two-queen flex room |
| Room 6 | Space station bunks |
| Room 7 | Jungle expedition twins |
| Room 8 | Under-the-sea bunks |
If the house is already renting, we can do the rooms that hurt your reviews most first, in gaps between guests. How long the whole project takes depends on scope, and we'll give you a schedule with your quote.
A full vacation rental design usually runs $15,000 to $60,000. Where your home lands in that range comes down to scope:
After the walkthrough you get a fixed quote, so you know the number before anything gets ordered.
A full vacation rental design usually runs $15,000 to $60,000, depending on scope. The bedroom count, the number of themed rooms, and whether you add a game room or garage conversion move the number most. Yes. That's what the room map is for. Before we buy anything, we give every bedroom its own job and its own look, so no two rooms repeat. The kids' rooms and game room can go bold while the living areas stay calm, which keeps the whole house feeling like one home.
Yes, and we build them in our own Kissimmee shop. That lets us fit the bunks to your room instead of forcing in a catalog piece. We focus on sturdy frames, safe rails and ladders, a light and outlet at every bed, and storage, with a theme the kids will remember.

Yes. We figure out which rooms are hurting your reviews most and do those first, in the gaps between guests. We coordinate install dates with your property manager so nobody checks into a half-finished house. A home that's already earning doesn't have to go dark for weeks to get redone.
Usually, yes. During the walkthrough we flag what's worth keeping, what can be refinished, and what's costing you bookings. There's no reason to replace a good sofa or a solid dining table just to start fresh. We'd rather put that money into the rooms guests actually complain about.
The Retreat is the vacation home section of ChampionsGate, and most homes there are approved for short-term rental. The Retreat's HOA says two areas are restricted, Phase 3 lots 1 to 127 and Phase 5 lots 1 to 74. Check your lot and the governing documents with your closing agent before you buy.
In The Retreat, new-build plans run from 4-bedroom townhomes up to the 8-bedroom Maui plan, which is about 3,800 square feet. Every vacation home there has a private screened pool and access to the Oasis Club. Resale homes can be set up differently, so we always plan around your actual layout.
The Oasis Club serves residents and registered guests of the Lennar-built part of ChampionsGate, including The Retreat. It has a lazy river, a water slide, a heated pool, a theater, a game room and a restaurant. Check with your HOA or property manager about wristbands and guest registration for your home.
ChampionsGate sits off I-4 at Exit 58. The Disney parks are roughly 13 to 15 miles away, which is about 20 to 27 minutes when traffic is light. Rush hour on I-4 adds time, so a lot of guests spend more of their trip at the house and the Oasis Club.
We're based in Kissimmee, a short drive from ChampionsGate, and we've been designing vacation rentals here since 2004. We build themed rooms and custom pieces in our own shop, so we can fix and adjust things in person. We also know what the resort's guests expect because we see these homes every week.
