Home size and sleep count
More bedrooms means more beds, mattresses, linens, and decor. The sleep count matters too. Plenty of resort homes sleep fewer people than they could, and we'll tell you straight whether the loft, garage, or a bunk room is worth adding.
Custom shop work
Headboards, murals, printed wallpaper, LED lighting, and carpentry are built in our shop on Commerce Blvd in Kissimmee. Custom work costs more than catalog furniture, and it's also what makes your photos stand apart from the house next door.
Themed rooms and bunk rooms
A themed bedroom or a custom bunk room takes more design and shop time than a standard guest room. How much depends on the theme, the configuration, and how many guests it sleeps.
What's included
A full project covers space planning, furniture, mattresses, decor, kitchen, dining, and pool-area furnishing, art and lighting, delivery, assembly, install, and project management. A refresh covers less. We spell out exactly what's in your quote.
Timeline
How long it takes depends on the size of the house and how much custom work is in it. We set the schedule with you at the consultation, and if a custom piece is going to push it out, we tell you up front.
How the fixed quote works
Call us or book the free first consultation. We walk the house with you, or over video if you're not in Florida, measure and photograph every room, and send a room-by-room plan with one fixed number. We don't bill by the hour.
